Sound familiar?

Running a building should not run on one inbox.

The same problems show up in almost every building we look at, whatever its size.

  • 01

    The same questions, every week

Bin days, move-in rules, parking and keys, answered one email at a time by the manager.

  • 02

    Forms that quietly fail

Contact and request forms that stopped delivering months ago, with nobody noticing until a resident complains.

  • 03

    Notices nobody sees

Updates taped in a lift or lost in a group chat, when they should live where every resident can find them.

  • 04

    Trades arriving unannounced

No record of who is on site, when they arrived, or which job they are there for.

  • 05

    A site nobody can update

Built years ago, on a login nobody remembers, by someone who has moved on.

  • 06

    Reports rebuilt every AGM

Committee reports, maintenance plans and figures pulled together by hand, every single year.

What we build

A website for residents. A portal for the building. Care for both.

Start with a building website and add the portal later, or do both at once. Nothing is templated.

Building website

One clear, public home for the building that residents, owners, agents and trades can all find.

  • Resident information: moving, keys, parking, waste
  • Owners corporation rules and notices
  • Document library for minutes and certificates
  • Contact and request forms that actually arrive
  • Editable by your manager or committee

Resident portal

Logins for owners and residents, so the private side of running a building has a place too.

  • Lot owner and resident accounts
  • Maintenance requests with status updates
  • Common-area and lift bookings
  • Contractor QR check-in and check-out
  • A private committee area

Care and reporting

Someone looking after it, so the site is still working, current and secure next year.

  • Updates tested before they go live
  • Daily offsite backups and security monitoring
  • Notices and documents updated for you
  • Update and security reports for the committee
  • AGM report design with charts and plans

Proof, not promises

150 Peel Street, North Melbourne.

A residential owners corporation we built for, and still look after every month.

An owners corporation website that does the daily work.

Resident information, rules, request forms, a lot owner login and contractor check-in, all in one place and maintained every month.

  • 01

    Thirteen forms rebuilt

Every resident request form rebuilt so submissions reliably reach the building manager.

  • 02

    Contractor QR check-in

Trades scan in and out on arrival, so the building knows who is on site and why.

  • 03

    Lot owner login

A redesigned sign-in for owners, with private information kept behind it.

  • 04

    Committee reporting

A 13-page AGM chairman’s report with charts, a financial snapshot and a 10-year maintenance plan.

  • 05

    Ongoing care

Monthly updates, backups and security checks, reported back to the owners corporation.

How it works

From first audit to handover, in four steps.

Built around how committees actually decide: in writing, at a meeting, with the numbers fixed.

  1. 01

    Audit

A free review of the current site, its forms and its hosting, in plain English.

  2. 02

    Scope

A written scope and fixed quote, ready to table at the next committee meeting.

  3. 03

    Build

We design, write and move the content across, and test every form end to end.

  4. 04

    Hand over

Training for the manager or committee, then we look after it from there.

Common questions

What committees and managers ask first.

Anything not covered here, send it through and we will answer it properly.

Does an owners corporation need its own website?

Most questions a building manager answers each week have the same answer every time: bin days, move-in rules, parking, who to call after hours. A building website puts those answers, the rules and the forms in one place residents can reach at any hour, and keeps the manager’s inbox for the things that genuinely need a person.

How much does a strata website cost?

A building website starts from $2,500, a resident portal with logins, bookings and maintenance requests starts from $7,500, and a care plan that keeps it secure and up to date starts from $179 a month. Every project is quoted in writing against a fixed scope before any work starts.

Can the committee approve it before anything starts?

Yes. You receive a written scope and a fixed quote that can be tabled at a committee meeting or an AGM. Nothing is built until the committee or the manager signs off.

Who owns the website, the owners corporation or the manager?

The owners corporation. The domain, hosting and content are set up in the owners corporation’s name, so the site stays with the building if the strata or OC manager ever changes.

Can residents and lot owners log in?

Yes. A resident portal gives lot owners and residents their own logins, with separate access for the committee. Documents, notices and requests that should not be public sit behind the login.

Does it work with our strata management software?

It sits alongside it. Levies, accounts and records stay in your manager’s system; the website handles what residents need day to day, and links through to the manager’s owner portal where one exists.

Do you work with buildings outside Melbourne?

Yes. We work with owners corporations across Victoria, strata schemes in New South Wales and bodies corporate in Queensland and the rest of Australia, with calls and handover done remotely.

Can you take over our existing building website?

Usually. We start with a free audit of the current site, its forms and its hosting, then tell you plainly whether it is worth repairing or rebuilding. 150 Peel Street in North Melbourne started exactly that way.

See what your building’s website is missing.

Send us the current site, or tell us there isn’t one. We will send back a plain-English report the committee can read, with the fixes ranked by what matters most.
